Flat Roof & TPO Replacement in Sacramento
Single-ply membrane shows up in 10.3% of Sacramento County re-roof permits, and not only on commercial buildings. Additions, patio covers, ADUs and most mid-century homes have low-slope sections that a shingle system cannot protect.
TPO, PVC or EPDM
TPO is the default for most Sacramento roofs: a white, heat-welded membrane that reflects sun and resists ponding. PVC handles grease and chemical exposure, which makes it the choice above kitchens and restaurants. EPDM is a black rubber membrane, durable and economical, but it absorbs heat rather than reflecting it.
We specify by building, not by preference.
Where flat roofs fail
- Seams, on any system installed with adhesive rather than heat welding
- Drains and scuppers that are undersized or blocked
- Ponding water that never drains, which shortens the life of any membrane
- Curbs and penetrations for HVAC units, flashed poorly or not at all
- Parapet walls, where the wall meets the roof plane
Replace, or coat?
If the membrane is sound and the insulation underneath is dry, a silicone or acrylic coating can extend the roof for a fraction of a replacement. If there is trapped moisture under it, a coating seals the water in and the deck keeps rotting.
A moisture check first decides which one you need.
Our published prices
Per roofing square (100 sq ft). Your price is your roof’s measured squares times the tier rate, confirmed in writing before any work.
The example uses 25 squares, the median Sacramento home re-roof in county permit records (2022–25). It is an illustration, not your price.
Common questions
- How long does a TPO roof last?
- A properly installed and maintained single-ply membrane generally runs 15 to 20 years in this climate. Heat-welded seams, adequate drainage and correctly flashed penetrations matter more to that number than the membrane brand.
- Can I just coat my flat roof instead of replacing it?
- Sometimes. If the existing membrane is intact and the insulation beneath is dry, a coating buys years for far less money. If moisture is trapped under the membrane, coating seals it in and the deck continues to rot, so we check for moisture before recommending it.
