Dry Rot, Fascia & Sheathing Repair in Sacramento

Thirty-seven percent of Sacramento County re-roof permits from 2023 to 2025 also involved sheathing, dry rot or structural work. It is the single most common surprise in a re-roof, and the reason honest quotes separate it out instead of pretending it will not happen.

Where rot starts

  • Fascia boards behind failed gutters, where water sits against the wood
  • Rafter tails at the eaves, exposed to wind-driven rain
  • Sheathing under valleys, where two roof planes send water to one line
  • Around skylights, chimneys and swamp coolers with old flashing
  • Anywhere a previous leak was patched on the surface instead of traced

This is carpentry, and we perform it directly

Structural and framing repair is carpentry, which Cutting Edge General Contracting performs under its own CSLB #1007180 General Building licence — no subcontractor required.

Roofing over the repair is installed by a licensed C-39 contractor under subcontract.

How we price it

Nobody can see under a roof before tear-off, so rot is priced per sheet and per linear foot in your contract, agreed before we start. You see photographs of what was found and what it cost. You never get a number invented on the day.

Our published prices

Per roofing square (100 sq ft). Your price is your roof’s measured squares times the tier rate, confirmed in writing before any work.

Good
$675 / square
25-square example $16,875
Better
$795 / square
25-square example $19,875
Best
$925 / square
25-square example $23,125

The example uses 25 squares, the median Sacramento home re-roof in county permit records (2022–25). It is an illustration, not your price.

Common questions

How do I know if my roof has dry rot?
Soft or crumbling fascia along the gutter line, sagging between rafters, daylight or staining visible in the attic, and paint that will not hold on the eaves. It is confirmed once the old roof comes off and the deck is exposed.
Why can't you quote the rot repair up front?
Because it is under the roof. We price it per sheet of sheathing and per linear foot of fascia in the contract, so the rate is agreed before work starts and you only pay for what is actually found and photographed.
